In a conventional construction life cycle, there are always lack of communications and coordination among consultants and builders, resulting in a delay of the project as none of the parties are willing to be held responsible for decisions to be made on site. This in turn leads to higher cost and lengthy construction period even unhappiness between all parties.

Therefore in a design and build contract, all parties involved such as the Architect/Designer, Structural Engineers, Mechanical Consultants and Builders would be under a single organisation coordination works are made easier while any deviations on site can be rectify/solved with much more efficiency. The whole construction period can also be reduced, as the builder would have been onboard throughout the whole process from the design to the construction phase.

The clients would also be able to efficiently transfer all coordinating works over to such a single organisation which encompass of every necessary expertise.
